Application Process and Fees

Once you have found your ideal property, you will be allocated a Property Manager who will be your main point of contact.

  1. Please provide us with your contact details and the initial holding deposit £200 (for further details of required fees, please see below).
  2. Download an application form, by clicking here and send us the completed form via email, fax or post. We carry out references and use a credit referencing agency.
  3. We will contact you to confirm the success of your references. We will need a copy of all applicant's passports and one proof of address for your most recent UK address (not a mobile phone bill).
  4. We will agree on a provisional tenancy commencement and check-in date.
  5. You will be sent a draft tenancy agreement and invoice (payment to be cleared by your commencement date, as per our application form). This will enable you to look at the detailed agreement and seek any additional advice you may require. Please note that our agreements have been approved by a Barrister and are Office of Trading Standards friendly.
  6. Redmayne Arnold and Harris are a member of the Tenancy Deposit Scheme, which is run by The Dispute Service Limited. Your deposit will be held as 'Stakeholder' in a non interest bearing account. Further information will be provided to you with your Tenancy Agreement at the commencement of the tenancy.
  7. On the first day of your tenancy you will meet with your Property Manager, at our office, who will provide you with a comprehensive information pack containing your tenancy agreement, inventory, utility meter readings and telephone numbers for you to call to set up your new accounts, and other relevant information. You then pay your deposit, rent & fees (as per the application form), sign the tenancy agreement, and take the keys.

Rent is collected on the first of each month via standing order. If you are in a shared house, we ask that the rent comes from one bank account. Credit and debit cards payments are also acceptable if a standing order cannot be set up in time, however, card transaction fees will apply.

Throughout your tenancy we aim to provide an efficient and helpful service. We do everything we can to ensure that you rent a safe and quality property. Maintenance items reported to us are logged and monitored through to completion. All maintenance contractors are recommended, qualified and trustworthy and have relevant insurance.

Whilst we aim to allow you to enjoy your tenancy without interruption, we do conduct property visits every three months. This allows us to not only check that you are happy at the property, but to produce a report for the Landlord detailing any short-term or long-term maintenance issues.

Required Tenant Fees

Payable on application:

Holding Deposit : £200.00
The holding deposit is paid to reserve the property (we recommend you read the application form and understand the fees and procedures before paying this). The application is subject to references, contract and Landlord's approval.

In the event of the Landlord withdrawing the property, the amount of £200.00 will be refunded to you. However, should you decide to withdraw your application once we have started the referencing process or if the references are unsatisfactory the holding deposit will not be refunded.

Payable prior to signing and commencement of tenancy:

The following amounts must be received as cleared funds on or before the date that your tenancy commences. The preferred method of payment is Debit Card (£1 transaction charge), Credit Card (2% transaction charge), BACS transfer (please speak to your property manager for further information) or bankers draft. A personal cheque will require five working days to clear. We DO NOT accept American Express Cards.

Deposit : £ one months rent + £200.00

Rent : £ one months rent or equivalent proportion
We require all rent to be paid on the 1st of each month. Therefore, if you commence a tenancy prior to the 15th of a month your first rent payment will need to consist of the rent for the day you commence until the last day of that month inclusive. If you commence a tenancy after the 15th day of the month, your first rent payment will consist of payment for the day of commencement to and including the last day of the following month.

Tenancy Administration Fee payable at the start of a Tenancy:

One individual: £135.00 (plus VAT at the current rate)

Each individual thereafter: £50.00 (plus VAT at the current rate)

Guarantor (per person): £50.00 (plus VAT at the current rate)


Company Application fee: £225.00 (plus VAT at the current rate)


Checkout Fee: Variable due to size (please see table on Application form)


Pet Fee : £100.00 (plus VAT at the current rate) where applicable
This is a non-returnable fee charged to cover costs of cleaning and treating the property for pet-related pests following the end of a tenancy where pets have been kept at the premises.

Payable during Tenancy:

Rent : £ one months rent or equivalent proportion
Payable in advance on the 1st of each month by standing order. A standing order form to complete and give to your bank will be provided at the move-in appointment.

Renewal Fee : £50.00 (plus VAT at the current rate)
This fee will be charged when the fixed term of the tenancy is renewed and represents a contribution to our costs of preparing relevant documents and a new agreement.
