Personal attention features highly. From your initial enquiry you will be allocated a lead Property Manager who will be your main point of contact and look after your property on your behalf. Our close knit team and comprehensive database software enables all members of staff to be aware of issues regarding your property should your lead Property Manager be unavailable at any point. We maintain excellent links with local industry and educational institutions that aids us in placing suitable tenants in all of our properties. We advertise in relevant newspapers, publications and a variety of websites that we find very effective. We are, therefore, confident that we can secure tenancies with suitable tenants in reasonable time scales to ensure a minimum vacant period in your property. Our accounts system is second to none to ensure prompt payment to Landlords and clear, easy to read statements. As mentioned, we can tailor make our services to suit your requirements, however, the main services requested are: Let-only service - Included in this service is a full property valuation, full advertisement, accompanied viewings as required, full referencing of prospective tenants, arranging of cleaning etc for tenancy preparation, preparation of legal and trading standards friendly tenancy agreement, payment to Landlord of the first month's rent and deposit, less any fees or costs incurred. Under the Housing Act 2004, new legislation came into force on the 6th April 2007. If you hold the deposit you will have to inform your tenant, within 14 days of receiving the deposit, which Government authorized scheme you belong to. We would be able to hold the deposit on your behalf, subject to a fee, as we are a member of the Tenancy Deposit Scheme. From this point, it would then be the Landlord's responsibility to manage the tenancy. We strongly recommend an Inventory is drawn up on the property by an independent clerk. Full Management - As above, but we then handle the management of the tenancy and make payment of rent to the Landlord on a monthly basis, less our fees and any costs incurred. We hold the deposit as Stakeholder in a non interest bearing account. We are a member of the Tenancy Deposit Scheme, which is run by The Dispute Service Limited. The property is visited approximately every three months with a report provided detailing any repairs/maintenance recorded during the visit to ensure that your property is maintained to a high standard. Repair and maintenance issues are dealt with efficiently and by recommended, qualified tradesmen who have proved to be reliable, trustworthy and efficient.
